空き家問題

空き家は１０００万棟（室）を超えたようです。

現在も多くのマンションが建ち続けていますが、２０３２年には３棟に１棟が

空き家となるといわれるなかその大きな原因は空室のマンション。

益々、空き家マンションは地方を中心に広がりそうです。

一時期流行った空き土地等を活用したレオパレス。

３０年間一括借上システムと謳うも、固定期間は２年間で

「その後経済事業や近隣相場、賃貸需要の変動で協議」とあります。

恐ろしい仕組みです。

戸建てを考えてみても総務省発表では日本にある木造建築の数は1326万棟あります。

そのうち「古民家」は280万棟と言われています。

実に木造建築の1/5が古民家です。（平成25年データ）

総住宅数6063万棟、空き家820万棟、空き家率13.5%（総住宅数に占める空き家の割合）ということがわ

かります。

単純計算ですがこの13.5%を古民家の数280万棟に掛けると

378,000棟が古民家の空き家ということになります。

新築で空き家ということはすくないでしょうから

実際はもう少し多いと考えられます。
